The former St Patrick’s Garden condo, located at 70 St. Patrick’s Road (off East Coast Road, opposite St Patrick’s School), sits on a 137,561 sqft plot of freehold land.
It was acquired by UOL in 2011 for $172 million, which works out to $812 per sqft (psf) per plot ratio (ppr). This was the second largest collective sale in that year.
The St Patrick’s Garden site has a relatively low allowable gross plot ratio of 1.4, and can be redeveloped up to five storeys.
UOL plans to build nine 5-storey blocks, with a total of 186 units in the new condo development.
This means that the new condo will be fairly exclusive, and not too densely built-up, allowing more space for landscaping and shared facilities.
The former St Patrick’s Garden condo structure has since been torn down, and enclosed by hoarding, with UOL’s slogan “Dedicated to Creating a Masterpiece”.
Recently, work on the site has begun, indicating that the new development may be launched soon. The launch is slated for Q1 this year.
St Patrick’s Garden is within walking distance to the many eateries and restaurants located along East Coast Road and Marine Parade Road.
The popular Parkway Parade shopping mall and Marine Parade Town Centre, Market and Food Centre are also just a short bus ride or drive away.
The site is also close to several good schools, such as Victoria Junior College, Victoria School, Tao Nan School and Haig Girls’ School.
